1.1. These Terms of Service ("Terms") govern your access to and use of the Field Dog web application, located at field-dog.com, and all related services, features, and content (collectively, the "Service").
1.2. The Service is operated by Field Dog, LLC, a Tennessee limited liability company ("Field Dog," "we," "us," or "our"). You may contact us at gage.adkins@adkinsdevelopment.net.
1.3. By creating an account, starting a free trial, subscribing, or otherwise using the Service, you agree to be bound by these Terms and by our Privacy Policy, Acceptable Use Policy, and Disclaimer, each of which is incorporated by reference. If you do not agree, do not use the Service.
1.4. You must be at least 18 years old and able to form a binding contract to use the Service. If you use the Service on behalf of a business or other organization, you represent that you have authority to bind that organization to these Terms.
2.1. To use most features, you must create an account using an email address and password. You are responsible for keeping your login credentials confidential and for all activity under your account.
2.2. Passwords are stored only in hashed form (using PBKDF2); we do not retain your plaintext password. Sessions are maintained using signed cookies. You may optionally enable a per-device biometric lock (such as Face ID) for additional convenience and security.
2.3. You agree to provide accurate account information and to notify us promptly at gage.adkins@adkinsdevelopment.net of any unauthorized use of your account. One account is permitted per subscriber, and account credentials may not be shared, as further described in the Acceptable Use Policy.
3.1. Subscription plans. The Service is offered as a paid, recurring monthly subscription available in tiers (currently Scout, Pro, and Firm), which differ in the features and data they unlock. Certain capabilities are offered as optional add-ons (for example, Direct Contacts, Job Matching, Daily Alerts, Watchlist Pro, Deep Analysis, Property & Sale Intel, and Stakes Capital), and some features consume a monthly usage allowance (for example, on-demand contact reveals). Current tiers, prices, inclusions, and any usage allowances are shown in the app at the time of purchase. By subscribing, you authorize recurring charges until you cancel.
3.2. Payment processing. For the iOS app, purchases and renewals are processed by Apple through your Apple ID / App Store account using Apple's in-app purchase system, and are subject to Apple's terms; Field Dog never receives or stores your payment card details. Where the Service is offered on the web, billing is instead processed by Stripe, Inc., and Field Dog likewise does not store your full card number or complete payment card details. You agree to the applicable processor's terms when you provide payment information.
3.3. Free trial. New users may be eligible for a 5-day free trial, limited to one trial per email address. Unless you cancel before the trial ends, your subscription will begin and your payment method will be charged the then-current subscription fee. 3.4. Comped accounts. We may, at our sole discretion, provide free or complimentary ("comped") access to certain accounts. Comped access may be modified or discontinued at any time.
3.5. Auto-renewal. Subscriptions automatically renew each billing period at the then-current rate unless canceled before the renewal date. [Confirm renewal notice practice, if any, and any state-specific auto-renewal disclosure requirements.]
3.6. Cancellation. For iOS subscriptions, you manage or cancel your plan through your Apple ID subscription settings (Settings › your Apple ID › Subscriptions); for any web subscription, you cancel through your account or by emailing us. Cancellation stops future renewals; access generally continues until the end of the current paid period.
3.7. Fees and changes. We may change subscription pricing or features on prospective notice. [Confirm notice period.] Continued use after a price change takes effect constitutes acceptance of the new price.
3.8. Refunds. Purchases made through the Apple App Store are subject to Apple's refund policies, and refund requests for those purchases are handled by Apple, not Field Dog. For any purchase made directly through the web, subscription fees are non-refundable except where required by applicable law. [Confirm final refund policy and any exceptions with counsel.]
3.9. Taxes. Fees are exclusive of applicable taxes, which you are responsible for unless stated otherwise.
4.1. Field Dog is a real-estate and development intelligence tool focused on the Nashville / Middle-Tennessee market. Each morning it scans public and first-party information sources, including government permit records, county property and assessor records, and other open-data portals, publisher RSS news feeds, and live web search (performed via the Anthropic Claude API's web-search capability).
4.2. The Service uses artificial intelligence (Anthropic's Claude models) to read, summarize, score, and extract structured facts — such as deals, companies, people, values, locations, leasing availability, job postings, industry events and their public attendees/speakers, financing and capital-stack details (lenders, equity partners, deal size, structure, and terms), known real-estate investors and investment prospects, and public property records (such as property owner of record, zoning, and recorded sale/deed information drawn from county GIS and assessor data). The Service is presented on an interactive map as well as in category feeds.
4.3. For each item, the Service displays a short AI-written summary, attribution, and a link to the original source. Field Dog does not reproduce full copyrighted articles, listing descriptions, or photographs. The Service operates on a search-engine / news-aggregator model: facts are not copyrightable, and third-party expression is not reproduced.
4.4. Contacts. The Service surfaces publicly published business contact information (such as name, title, business or direct phone, and business email) for professionals acting in their business capacity, drawn from sources such as firm bios, team and careers pages, press, and leasing flyers. The Service does not use consumer people-search or data-broker sites and does not return private, home, or unlisted information. Field Dog also licenses Apollo.io, a third-party B2B data provider, which it uses internally to help locate and verify business contacts. Apollo-sourced contact details are not displayed to subscribers — the contact details shown to you come from public and first-party web sources. Field Dog's own use of Apollo data remains subject to Apollo's terms.
4.4a. Sourcing discipline. Field Dog draws only on public and first-party sources (government records and open data, publisher news feeds, live web search, firm and fund sites, filings, business profiles, and press) and on the licensed Apollo.io contact data described in Section 4.4. The Service does not access, scrape, or ingest content from paid, subscription, or login-gated proprietary real-estate databases — including CoStar, LoopNet, Crexi, Reonomy, Catylist, and Yardi Matrix — and content originating from those services is blocked from the Service. This sourcing discipline applies uniformly to every scan the Service runs (deals, leasing, financing/capital, investor prospecting, jobs, and events).
4.5. Your imported contacts (optional feature). Where offered, you may choose to import your own phone contacts (for example via a .vcf file) so the Service can flag when a person in your feed already exists in your contacts. If you use this feature, that is your own data, stored per-user and isolated to your account, and you only provide it by your own affirmative action. The Service never contacts, emails, or messages your imported contacts, and never cross-shares one user's data with another user. This feature may not be available in all versions of the app.
4.6. Per-user data. Watchlists, favorites, uploaded résumés (for job matching), custom scoring, and archived items are private to your account.
4.7. Investor prospecting. Under Stakes, the Service surfaces publicly-known real-estate investors and investment prospects (including individuals, family offices, and firms) together with their public business contact path, for your research. Inclusion is not an endorsement, and is not a representation that any person is accredited, is soliciting or accepting investments, or is willing to invest. Any characterization (such as "high-net-worth" or "active investor") is an estimate drawn from public sources and is not verified. If you use this information to solicit capital, you are solely responsible for compliance with applicable securities laws — see the Acceptable Use Policy.
5.1. Field Dog content. As between you and Field Dog, we own all rights in the Service and in our synthesized content, including AI-generated summaries, scores, structured extractions, rankings, compilations, and the software, design, and branding of the Service. Underlying source facts are attributed and linked to their original sources, which are owned by their respective owners.
5.2. License to you. Subject to these Terms, we grant you a limited, non-exclusive, non-transferable, revocable license to access and use the Service and its content for your own internal business use during your subscription. You may not resell, redistribute, sublicense, or publicly republish Field Dog content except as expressly permitted.
5.3. Restrictions. You may not copy, scrape, crawl, or systematically extract data from the Service; reverse engineer the Service; or use it in violation of the Acceptable Use Policy or applicable law.
5.4. Feedback. If you provide suggestions or feedback, we may use them without restriction or obligation to you.
6.1. The Service relies on and links to third parties, including Anthropic (AI processing and web search), Apollo.io (business contact data), Apple (in-app purchases and subscription billing on iOS), Stripe (web payment processing), Expo (mobile app delivery and push notifications), the U.S. Census Bureau and county GIS/assessor systems (address geocoding and public property records), Cloudflare (network/security), and Render (hosting). Your use of features involving these providers may be subject to their respective terms and policies. We are not responsible for third-party services, content, or websites, including sources we link to.
7.1. Information only. Field Dog provides information and intelligence for your independent evaluation. It is not a licensed real-estate broker, and it does not provide legal, financial, investment, tax, or brokerage advice. Nothing in the Service is a recommendation to enter into any transaction. See the Disclaimer for details.
7.2. Accuracy. AI-generated summaries and scores, and facts drawn from third-party and scraped sources, may be incomplete, out of date, or inaccurate. Deal values, dates, contact details, and other extracted facts are best-effort estimates. You are responsible for independently verifying any information before relying on or acting on it.
7.3. "As is." THE SERVICE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS, IMPLIED, OR STATUTORY, INCLUDING IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, AND ANY WARRANTY OF ACCURACY, COMPLETENESS, OR UNINTERRUPTED OR ERROR-FREE OPERATION, TO THE FULLEST EXTENT PERMITTED BY LAW.
8.1. TO THE FULLEST EXTENT PERMITTED BY LAW, FIELD DOG AND ADKINS DEVELOPMENT, LLC, AND THEIR MEMBERS, MANAGERS, EMPLOYEES, AND AGENTS, WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR ANY LOST PROFITS, LOST REVENUE, LOST DATA, OR LOST BUSINESS OPPORTUNITIES, ARISING OUT OF OR RELATING TO THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY.
8.2. TO THE FULLEST EXTENT PERMITTED BY LAW, OUR TOTAL AGGREGATE LIABILITY FOR ALL CLAIMS RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID US FOR THE SERVICE IN THE [SIX (6)] MONTHS BEFORE THE EVENT GIVING RISE TO THE CLAIM, OR (B) [ONE HUNDRED U.S. DOLLARS ($100)]. 8.3. Some jurisdictions do not allow certain limitations; in those jurisdictions our liability is limited to the greatest extent permitted by law.
9.1. You agree to indemnify and hold harmless Field Dog and Field Dog, LLC from claims, losses, and expenses (including reasonable attorneys' fees) arising out of your use of the Service, your violation of these Terms or the Acceptable Use Policy, your misuse of surfaced contact or intelligence data, or your violation of any law or third-party right.
10.1. We may suspend or terminate your access at any time, with or without notice, for any violation of these Terms or the Acceptable Use Policy, for non-payment, or as otherwise reasonably necessary.
10.2. You may stop using the Service and cancel your subscription at any time. Upon termination, your license ends and we may delete or de-identify your data as described in the Privacy Policy, subject to legal retention obligations.
10.3. Sections that by their nature should survive termination (including intellectual property, disclaimers, limitation of liability, indemnification, and governing law) will survive.
11.1. We may update these Terms from time to time. If we make material changes, we will provide reasonable notice [describe method — e.g., email or in-app notice]. Continued use after changes take effect constitutes acceptance.
12.1. Governing law. These Terms are governed by the laws of the State of Tennessee, without regard to conflict-of-law principles.
12.2. Venue. Subject to any dispute-resolution provision below, the exclusive venue for disputes will be the state and federal courts located in Davidson County, Tennessee, and you consent to their jurisdiction.

13.1. Entire agreement. These Terms, together with the Privacy Policy, Acceptable Use Policy, and Disclaimer, are the entire agreement between you and us regarding the Service.
13.2. Severability. If any provision is found unenforceable, the remaining provisions remain in effect.
13.3. No waiver. Our failure to enforce any provision is not a waiver.
13.4. Assignment. You may not assign these Terms without our consent; we may assign them in connection with a merger, acquisition, or sale of assets.
